Roofing

Check your roof, vents, skylights and chimneys for leaks.

Ventilation

Check and clean dryer vent, air conditioner, stove hood and room fans.

Refrigerator

Make sure your door seals are airtight. If you have a coil-back refrigerator, vacuum the coils at least twice a year.

Basement

Check basement walls and floor for dampness. Be sure to clean dehumidifier and/or sump pumps regularly.

Indoor Caulking

Check caulking for signs of mildew or mold. Replace every 3 years around tubs and sinks.

Gutters

Clean leaves and debris from gutters & drain pipes. Check that drains are clear and drain away from the house.

Fireplace

Clean fireplace of ashes, check that damper closes tightly. In the spring open the damper for improved ventilation (if the home isn't air conditioned) and fall cleaning and inspection of chimney.

Home Exterior

Look for cracks and holes in house siding or paint. Replace caulk if necessary.

Heating System

Have heating system and/or air conditioning unit serviced. Change filters regularly and heating ducts cleaned annually.

Trees

Monitor for any dead tree limbs or vegetation around the exterior of the home that could cause damage over time.

Safety Equipment

Check smoke, carbon monoxide, and radon detectors and replace batteries. Make sure fire extinguishers are in good working condition and have valid expiration dates.

Faucets

Check for leaky faucets and replace washers. In fall, drain outside faucets and hoses. Place insulating covers over faucets.

Windows and Doors

Seal all drafts and make ensure windows are energy efficient. Replace screens with storm windows in the fall and switch back to screens in the spring. Check and patch all door and window screens.

Hot Water Heater

Drain hot water heater and remove sediment buildup from the bottom of the tank.
